The agreement includes the handover of 330 square meters of municipal land to the railways for platform number six, and in return, the railways will provide the municipality with 70 acres of land along the closed railway line between Chhoti Line Gate and Gaurighat. This deal will also help ease traffic congestion at the Malgodam Chowk by removing obstacles. The collector emphasized the need for a new route to Gaurighat, acknowledging its current necessity.

The Samdadia Group plans to construct a commercial complex and villas on the land. The Jabalpur Municipal Corporation had previously expressed interest in acquiring the land for a multiplex, parking, and public utilities, but the deal fell through due to disagreements over the lease price. The RLDA had put the land up for tender, which was won by the Samdadia Group. The railway department is also constructing quarters for officials on a portion of the remaining 24 acres of land at the Howbagh station. The railway department is looking to lease out more of its unused land for commercial purposes, including the land between Howbagh station and Gwari Ghat.
